Mexico’s Be Grand Raises MXN$4b via CKD Vehicle (en español)

Mexican real estate group Be Grand listed its debut CKD vehicle for up to MXN4 billion on the Mexican Stock Exchange (BMV). Be Grand plans to use the capital raised to develop residential projects in Mexico. Institutional investors that made capital commitments to this CKD vehicle include Afores XXI Banorte and Citibanamex, Singaporean sovereign wealth fund Temasek, and insurance firm Seguros MetLife.

(El Economista) El grupo inmobiliario Be Grand levantó 4,000 millones de pesos con la emisión de un Certificado de Capital de Desarrollo (CKD) en la Bolsa Mexicana de Valores (BMV).

Del total de recursos captados, realizó una primera emisión por 800 millones de pesos para continuar con el desarrollo de proyectos de vivienda del sector residencial.

El CKD fue tomado por inversionistas institucionales, entre ellos, las afores XXI Banorte y Citibanamex, y por el fondo del gobierno de Singapur, Temasek y Seguros MetLife, detalló la empresa en un comunicado.

Be Grand está en negociaciones para adquirir cuatro terrenos en la Ciudad de México. Según sus cálculos en dichas propiedades se tiene la capacidad para edificar 3,147 departamentos.

“La inversión requerida para realizar todos los proyectos, contemplando el costo del terreno y los costos iniciales de los proyectos supera los 2,800 millones de pesos”, expuso Be Grand en una presentación a inversionistas.

En el último año y medio, el grupo ha invertido más de 5,000 millones de pesos en diversos proyectos en la Ciudad de México. Actualmente tiene en proceso 10 proyectos para edificar 3,555 departamentos del segmento residencial, los cuales finalizarán en este año y hasta el 2020. Adicionalmente está por arrancar siete proyectos que comprenden 4,325 departamentos, que estarán listos entre el 2020 y el 2024.

Sobre el litigio que enfrenta uno de sus proyectos cercano a la Universidad Nacional Autónoma de México por supuestas violaciones a las normas de uso de suelo y desarrollo urbano, la compañía asegura que no representa un riesgo para el cumplimiento de su plan de negocios.

Be Grand pretende construir dos torres de departamentos para venta de 23 y 27 niveles y 90 metros de altura, con un total de 612 departamentos, lo que para la máxima casa de estudios afectaría el entorno del campus universitario declarado Patrimonio de la Humanidad.

Be Grand inició con los trámites para la colocación del CKD desde diciembre del 2016.
