Thor Urbana Eyes New Commercial Projects (en español)

Mexican real estate investment and development company Thor Urbana, a partner company of Thor Equities, recently raised an aggregate MXN $5b through a CKD vehicle listed on the Mexican Stock Exchange (BMV) and from international institutional investors. Thor Urbana will use the capital raised to develop 5 to 8 new commercial real estate projects in Mexico. 

(Expansión) La desarrolladora inmobiliaria Thor Urbana debutó ayer en la Bolsa Mexicana de Valores (BMV) con la colocación de un Certificado de Capital de Desarrollo (CKD) por 2,500 millones de pesos (mdp). Con él, busca desarrollar entre 5 y 8 nuevos proyectos en el país, en segmentos como el comercial y el turístico.

El CKD se complementará con un vehículo paralelo fondeado por fondos de pensiones extranjeros por otros 2,500 mdp, explicó Jaime Fasja, cofundador y co-director general de Thor Urbana.

Con los recursos obtenidos, la firma espera invertir en adquisición de nuevos proyectos o en desarrollos comerciales y turísticos en las mayores ciudades del país y en destinos como Riviera Maya y Riviera Nayarit.

“Los proyectos serán nuevos, y esperamos anunciar el primero a finales del primer trimestre del año. Los proyectos andarán en una inversión promedio entre 700 y 1,000 millones en capital más deuda, por lo que nos llevará entre 5 y 8 nuevos proyectos”, mencionó Fasja en entrevista.

La firma se ha caracterizado por desarrollar proyectos de cero, pero ahora, con el CKD, buscará adquirir algunas propiedades que pueda potenciar mediante remodelación y adecuaciones, agregó el directivo. “Vemos activos que son propiedades familiares y que buscan venderlos. Ahí es donde vemos oportunidades para llegar y destapar valor, algo similar a lo que hicimos con Altavista”, dice Fasja con respecto a las potenciales adquisiciones.

La firmará buscará opciones en la Ciudad de México y en otros lugares donde ya tiene proyectos, además de en ciudades del Bajío donde ve un gran potencial de crecimiento. “En el segmento turístico, también estamos analizando Cancún, Riviera Maya y Riviera Nayarit donde ya tenemos una sociedad con Mota Engil en el proyecto Costa Canuva. En este proyecto, Thor Urbana llevará un hotel y residencias al mega resort”, dijo Fasja.
