GCarr to Launch Real Estate CKD (en español)

Grupo Inmobiliario Carr (GCarr), via its real estate firm Be Grand, is in the process of listing its first CKD on the Bolsa Mexicana de Valores (BMV) to fund projects in the real estate sector.

(El Economista) Grupo Inmobiliario Carr (GCarr), a través de su firma inmobiliaria Be Grand, está en trámites para emitir su primer Certificado de Capital de Desarrollo (CKD) en el mercado de valores mexicano, dirigido a financiar proyectos del sector inmobiliario.

El emisor buscará levantar entre inversionistas institucionales hasta 5,000 millones de pesos, recursos que utilizará para desarrollar proyectos residenciales y comerciales en las principales regiones de alto crecimiento de la República Mexicana, como la Ciudad de México.

“El propósito de levantar el CKD es realizar desarrollos inmobiliarios comerciales, oficinas y de vivienda residencial y plus (dirigido a un mercado con un nivel socio económico medio-alto y alto) ubicados en 60% en la zona metropolitana de la Ciudad de México”, cita el prospecto preliminar.

Explorará vivienda en renta

Del total de los desarrollos, 70% será del rubro residencial destinado a venta y 30%, comercial o de oficinas, para venta o renta. El monto mínimo de inversión de capital para cada desarrollo será de alrededor de 200 millones de pesos.

La oferta de certificados bursátiles fiduciarios inmobiliarios con clave de pizarra GRANDCK 17 se realizaría en el 2017. Casa de Bolsa BBVA Bancomer es el intermediario colocador de la operación, muestra el documento.

La firma tiene un portafolio con cinco proyectos que equivalen a inversiones superiores de 1,900 millones de pesos. Éstos se localizan en la Ciudad de México y en Puebla. En total suman una superficie de construcción mayor a 250,000 metros cuadrados.

Adicional a estos proyectos está por iniciar la construcción de 10 proyectos, cuyas obras, prevén, concluirán entre el 2019 y el 2024. Éstos comprenderán la edificación de más de 5,400 departamentos. Los desarrollos son Be Grand Alto Polanco Torres 2, 3 y 4, Alto Pedregal, Universidad y Reforma.

Be Grand, el emisor del CKD, nace de Grupo Inmobiliario Carr, el cual tiene más de 30 años de experiencia en áreas como agencias distribuidoras de vehículos y el arrendamiento, división que fue vendida en octubre del 2010 a Banorte-IXE. En el ramo inmobiliario desarrolla proyectos residenciales, comerciales, hoteles y oficinas (algunos de ellos: Downtown Santa Fe y Reforma). En su división de infraestructura coinvierte en proyectos de los servicios urbanos para entidades gubernamentales.

Bajo su división de vivienda residencial media plus, ha construido 3,230 departamentos, equivalentes a más de 700,000 metros cuadrados de construcción y 422,000 metros cuadrados vendibles, con tasas internas de retorno por proyecto superiores a 25 por ciento.

Hay buenas oportunidades

La empresa considera que hay todavía espacio para continuar detonando el crecimiento del mercado inmobiliario en México por el bono demográfico y crecimiento del poder adquisitivo de la clase media y del mercado hipotecario.

“A mayor crecimiento de la Población Económicamente Activa y con los índices de migración hacia la Ciudad de México, se espera que la demanda de bienes inmuebles aumente, ya que el total de las viviendas en la capital es de 2 millones 601,323, de las cuales, 70.15% son casas independientes y 29.85%, departamentos”, expone la firma.
